The zip archive contains the main 16384x8192 HDRI map, a smaller version of it to use for additional lighting if desired, and a max scene (units = feet) all set up with the Mental Ray Sun & Sky & appropriate exposure control settings (Max 9.0). The thumbnails were rendered from this scene. The mr Physical Sky has been replaced with the HDRI map, and so reflections work correctly without the need for a huge piece of 'dome' geometry (which interferes with the daylight system). A skylight uses the smaller version of that map for additional lighting if desired. The skylight's multiplier is tied to the intensity of the mr Sun. Open the max file, merge your geometry, and render.
If desired, just disregard the max scene and use the HDRI maps included in the archive. I included it for convenience - it's only ~700K and doesn't add much to the download size.
I have found that renderings of 1280x720 or larger require environment maps - so I created this huge HDRI sky. The map is photorealistic - it is actual clouds, not generated or simulated. The only drawback is that it only works for midday scenes - not sunrise or sunset. One could reduce the output value of the map, but the shadows on the clouds would be wrong. Most ArchViz renderings are during the day anyway...
