Maya version has Open/Close door (via setdrivenkey) and include all textures/materials READY TO RENDER as you see above

Obj version is directly exported from Maya and you must separate poly that comes in 1 combined piece than apply materials and textures by yourself, so obj version is NOT ready to render.
