Put texture(s) *.jpg to folder Maps and file *.mat to folder Matlibs. This folders are in a root folder of program 3ds max.

You will need free plugins InterBlin.dlb - are available to download here:
for R3.x:

This plugin is not need for 3dsmax7 and higher. Just rewrite this BathroomSet.mat file with same unpack update file BathroomSet_49x_update.zip!!!
